New Investment Opportunity – Warren Wood, Foxby Lane, Gainsborough

We are delighted to announce our next syndicate: LPS 010 Limited, at Warren Wood, Gainsborough.

This is a new build local neighbourhood centre at Warren Wood, Foxby Lane, Gainsborough and will serve the new large residential housing development, in the increasingly thriving market town of Gainsborough. The development will initially see 450 new homes from Keepmoat and Danum Homes, with up to 2,500 homes as part of the wider plan.

This property will be built by local builder Gelder Limited, who are well known to LPS, having completed 5 similar commercial property schemes over the last 8 years, each having provided excellent returns to investors over that period, with virtually no ongoing maintenance issues. We can therefore vouch for the quality and standards of their build plus their ability to deliver the project on cost and time.

The scheme comprises of a Spar (Blakemore’s) 4,000 sq. Ft retail store. Rental income for this development is £74,000 p.a with CPI increases at the 5-year review point, followed by open market at the 10-year point of a 15 year fixed term lease from Blakemore’s.

Spar is a successful small retail trader with traditions of a family-owned business focusing on the small retail convenience stores for food and drink, with over 250 stores and 7,000 employees.

We are not intending to seek bank borrowing and therefore class the scheme as an income scheme, offering an initial yield of 5.25% p.a. up to the first 5 years’ review. Any capital appreciation in the future would be in addition to the income but is dependent on market conditions.

As a development, we expect construction to commence during December 2022 and completion by Spring 2023. LPS will purchase the land initially and then make 2 stage payments during the build stage, with a final payment on completion.

We are therefore seeking investors with a minimum investment of £50,000 and will pay an immediate return of 5.25% p.a. equivalent on subscription at:

Land purchase (November)
Stage payments (end of December 2022 and end of February 2023) or
Completion (anticipated at the end of March/early April).
